What does a Mortgage Broker do?

A Mortgage Broker is a licensed mortgage expert with a well-established network of lenders. Our role is to find the most appropriate mortgage option for you. We do all the the research, make all the phone calls, submit the application, and handle all of the rate negotiations with the Lender, saving you time and money!

What areas do you service?

While home base is in British Columbia, our expertise extends beyond provincial borders, allowing us to assist in securing mortgage financing throughout most of Canada.

How much does it cost to use a Broker?

Our services are typically at no cost to you! We are compensated by lenders through a commission, typically ranging from 0.5% to 1% of the total mortgage amount, but rest assured, this does not have a negative impact on your rate. We earn our commission only after successfully arranging your mortgage.

Can a Broker get me the best rate?

Securing the best rate for you is top priority! As Mortgage Brokers we have access to a wide network of financial institutions, including major banks, credit unions, trust companies, mortgage-only lenders, private funds, and more. Beyond just finding you a great rate, we can also assist you in navigating hidden costs that might catch you off guard, significantly affecting the overall cost of your mortgage.

Should I take the rate offered by my bank?
